Real estate investing doesn’t require a fortune to start. Andrew began his investement journey with just $9,000. He and a friend/business partner contributed the same, bringing the total down payment to $18,000. Using strategic financing, home equity, and smart reinvestment, he built a portfolio of four properties, including two multifamily homes, a vacation rental, and his family home. Here’s how he did it—and how you can, too.
🚀 2006
The journey began with a multifamily home in Chelsea, purchased with a friend. They each contributed $9,000, totaling $18,000 for the down payment. Using a low-money-down financing strategy, they lived in one unit and rented out the other, allowing the rental income to cover most expenses while building equity.
💰 2011
After building equity in Chelsea, Andrew and his wife purchased a multifamily home in Arlington, MA. They purchased with a low-down-payment loan while living in one unit and renting the other, maximizing their ability to build wealth through appreciation and rental income.
🏡 2016
As part of a long-term buy-and-hold strategy, Andrew didn’t sell the Arlington property but instead tapped into the equity with a home equity line of credit (HELOC). They used this HELOC to fund the down payment for their primary residence in Marblehead, MA. By holding onto Arlington, they continue to benefit from it's appreciation and rental income it is providing.
🔁 2018
In 2018, Andrew and his business partner used a 1031 exchange to convert the Chelsea property into a larger, more profitable investment in Salem, MA. The 1031 exchange allowed them to defer capital gains taxes and upgrade into a property that would generate greater returns.
🏞️ 2021
With appreciation and additional home equity in Marblehead, Andrew and his wife leveraged a home equity line of credit (HELOC) to fund the purchase of a lakefront vacation rental in New Hampshire. This short-term rental not only serves as an income-producing property but also provides a beautiful getaway for their family.
